Garden Suites: Toronto City Council now allows this new type of housing for all of Toronto from Etobicoke to Scarborough, Lake Ontario to Steeles.

Types of properties that will be allowed to have these suites are:

  • large lots
  • deep lots
  • corner & end lots
  • lots that already have a large or well-positioned garage or other building not attached to the main house

New Residential Tenancy Lease Agreement

The New Mandatory Residential Tenancy Agreement (RTA)

  • Created by the Ontario Government
  • This Agreement must be used by all landlors of private residential rental units, including condominium units
  • Beginning April 30, 2018: all Landlords must use the new mandatory Residential Tenancy Agreement Form (RTA) for all new leases
  • This new standard form (RTA) attempts to clarify the rights and obligations of landlord and tenants 
  • For rental of a condo, the new Form requires landlords to provide the condominium's governing documents and requires the tenant to abide by them
  • Landlords have an obligation to provide tenants with a copy of the declaration, by-laws and rules of the corporation within 10 days of entering into the lease or its renewal
  • The new Form (RTA) explicitly recognize that a landlord can require a tenant to comply with pet restrictions found in the condominium's rules

  • 4,585 MLS Sales in December 2011
  • TORONTO AVERAGE SELLING PRICE  2012 - $478,739
  • TORONTO AVERAGE SELLING PRICE  2O11 - $449,566
AVERAGE CONDO SELLING PRICE in DECEMBER 2012
  • 416 - $342,847
  • 905 - $281,458
COMMENTS:
  • Price growth was strongest for low-rise homes;detached, semis and townhouses
  • In spite of dip in "sales", market conditions remained tight for these kinds of homes with substantial competition between buyers
